Registered owners of apartments will be entitled to a UAE Residence Visa (issued by the relevant Dubai government department under the standard terms and conditions).

  1. Will my apartment be exactly the same as the one I saw at the Sales office?

    The mock-up is an exact replication of the actual apartment we will be offering. It will include a fully furnished kitchen & sink.

  2. I want to sell my property but haven’t paid in full, can I get the keys to show the property to a prospective buyer?

    Once completed, you take possession after paying 60%, the keys are yours to show to any prospective buyer.

  3. Can non locals register the apartment in their name?

    The property is 90 year leasehold and non-locals get a residence visa with purchase of the property, along with registration at Dubai Investments Park under their name.

  4. Where are your sales centers located?

    Our primary sales office is Located at the Murooj Rotana Complex and they can be contacted on 800 SCHON.

  5. Can I rent my apartment once its handed over to me?

    You can rent it after possession.

  6. Can I make changes to my apartment?

    Approval must be taken from the Developer and Dubai Municipality to make changes. After possession no change can be made without permission from either party.

  7. What type of homes does Dubai Lagoon sell?

    Luxurious Studio/1/2/3 Bedroom Apartments & Penthouses in the heart of New Dubai. These homes are all waterfront, surrounded by a stunning sapphire lagoon. 75% of land area is left open, giving the perfect combination of open spaces and cool breezes passing by.

  8. What can be done if property documents are lost?

    Application should be filed with Developer and they can reissue them for you at a fee.

  9. What happens if an installment is paid after the due date?

    Apartments can be cancelled if any payment is late. However, exceptions can be made for unforeseen circumstances.

  10. Who Are The Contractors?

    Bhageri Road Contracting has been appointed for the Cut and Fill work. A joint venture between Gulf Stream Contracting and UNIMA, a subsidiary for Power Line Engineering Public Company Limited, have been contracted to build Dubai Lagoon. They will be responsible for the entire project which will include the construction of housing units, internal roads, landscaping, lagoon formations and MEP.

  11. Can The Property Be Registered In A Company Name Or In Joint Names?

    Yes. All apartments are ownership sub-leasehold title. All clients are eligible for family residence visa, subject to UAE immigration rules and regulations.
    The ownership agreement is available for signature upon request, after payment and receipt of the 2nd installment. In addition to this, there are DIP registration fees to be paid upon signing the ownership agreement. You will find these charges outlined in the ownership agreement and hereunder in Full execution of the Ownership Agreement and DIP registration will only take place once full payment and clearance of the DIP registration fees are completed. A draft copy of the ownership agreement is also available for review.


  12. Can I Sell My Property To A Third Party?

    Yes, you can sell to a third party upon payment of 2nd installment. All resales need to be listed through DIP registry at applicable fees. Purchaser will incur a transfer fee of 2% of the original price payable to the Developer for any transfers of the Ownership Agreement. This will only apply if the original Purchaser has signed an Ownership Agreement. All transfers must be declared to the Dubai Lagoon administration office. A transfer document must be fully completed. The completion and registration of the transfer document is the responsibility of the Seller. The Seller will continue to be liable for ongoing payments in the absence of advice via this document. A processing fee of .25% of the original purchase price should accompany this transfer form. The Purchaser is responsible for the payment of this. To log the Ownership Agreement at the DIP Registry Office there are registration charges as set out in the Ownership Agreement: 1Brm: AED 1,000 2 Brm/3Brm: AED 2,000 Penthouse AED 3,000.
